5 star Product BUT recieved bad spoiled can
Update edit on june 19th 2024 to reflect awesome customer service I received from this seller, all is well as I am being refunded without a issue, This is a great product and ordered 1 gallon from this seller which was fine, then I ordered another one gallon can and I was lucky to get 15 square feet on this can as at least 1/3 of the can was already cured rubber pieces, after dumping the can where i needed to work, i had to pick out all the cured pieces, almost like someone opened the can up and once that happened, it really starts to set up fast, and it spoiled the can, btw, in 2016 i did my entire roof in this S-100 eterna-kote stuff, its awesome, and I ended up buying 2 extra 5 gallon buckets that sat here for 9 years, i opened them 3 months ago and the stuff was good as new, mixed it well and worked perfectly, so this product is stable as long as it is NEVER opened until use!

A gift of the gods
I am a 80 year old single Asian woman farmer….living in a combination on-off grid setting. I built my cabin in the 60’s and because I live in the high desert, the asphalt roll roofing on my slightly pitched roof has lasted this long. It was starting to degrade and I researched for many months what I should do about getting a new roof. I live on a mesa where winds are always in evidence….40mph isn’t abnormal. I didn’t want to pay someone an exorbitant price to do the roof and I wasn’t a fan of using panels of any kind, fighting the wind to put them on….and re-doing it with asphalt rolls is now out of my strength capabilities. After much research, I decided to try the Eterna Cote. I also decided to use throw away brushes instead of a roller, and just work an hour or two each day applying it. I just can’t tell you how tickled pink I am with the outcome. The roof had been leaking copiously during heavy rains, for 6 months (okay, LOL, maybe more). Farming takes up so much of my time….and I just kept putting this off. Buckets had become good friends on rainy days. We had flash flood warnings this weekend, forecasts were up to an inch of rain. I put the buckets inside, just in case. Not one drop came through the roof. I feel like someone gave me gold bars. Basically I spent $400 for a new roof. This Eterna Kote is not like that cheap white coating commonly used here in the desert. Even with one coat, it’s thick and nice and rubbery. I may add another coat at some point to help with insulating and knowing now, this is a pretty safe bet this will last me a very long time. If you are looking for a good way to fix your roof that doesn’t depend on paying someone for labor, and will last a while, this is it. Now I am looking to do the eves of all my buildings…..oil stains only last a couple of years….

Great Product. Bad 3rd party vendor. And Amazon WILL NOT HELP YOU beyond 30 days
This is a great product before its shelf life runs out. Unfortunately, the third-party seller, Hearthshire, sold me the can in September of 2024 already 14 months into its 24-month shelf life, proven by a coded sticker on the lid showing it was manufactured in July of 2023. Thanks to Hurricane Milton, I was too busy to clean and re-coat my roof until last weekend, 20 months after purchase. I had every right to expect that the product, unopened and stored in a cabinet, would still be good. It wasn't. It had almost completely solidified evenly from top to bottom of the can. Hearthshire denied a refund or exchange on the nearly-expired PERISHABLE product they sold me because it was more than 30 days since purchase. What adds an $85 injury to insult is that Amazon's customer service algorithm cannot comprehend that this is a PERISHABLE product with a limited shelf life that must be used within a finite period of time unknown to the customer. (Unless he contacts the manufacturer to decrypt a tiny sticker on the lid.) It's not like a pair of socks or a toaster that the buyer can try on or try out upon delivery and seek a refund within 30 days if there's a problem. So Amazon (likely incompetent A.I.) customer service denied my claim against Hearthshire because it was beyond 30 days since purchase.

Only viable solution for a pooling flat roof
At last, a viable solution to the chronic leaking in my old fibreglass roll flat roof, which I do not have the money to replace. If you have a problem leak, don't waste your time, energy, and/or money on anything else. This product is easy to apply, dries quickly, and forms a seamless rubbery skin across the entire surface that allows no water through no matter how torrential the downpour or deep the pooling. It does have a shelf life, costs somewhat more than other sealants, and limits all future applications to silicone only. Given that it works better than any of those alternatives, however, such limitation is not a problem.

Works great on rubber/EPDM flat roofs
I did a lot of research and this is the best stuff to use on EPDM flat roofs (100% silicon). Used this to repair existing tears/holes (along with polyester weave) and apply over potentially problematic areas. This sticks really well to EPDM and appears to be long lasting. Yes, it's much more expensive than other non-silicone products, but this actually will hold up for you.
