I have mixed and applied Deck-O-Seal around the pool many times at my home and at the properties that I own. I know how to mix and use the product. I'm very meticulous about my job, especially when it comes to my home. I see the same results whether it's in the sun or the shade. The product only lasted 4 yrs at most. Below are the pictures showing the issue. I'm very disappointed that the product did not last 4 yrs. The product company claims: DECK-O-SEAL ... is a premium-grade... tear-resistant rubber. DECK-O-SEAL has outstanding resistance .., to all weather conditions, aging, and shrinkage. USES DECK-O-SEAL ... provide a firm, flexible, weather-tight seal.
